Before any item moves or sale is advertised, confirm the executor, liquidator, attorney or owner has written authority and identify beneficiary approvals, reserved items, documents, photographs, personal data, medication, firearms and culturally sensitive or hazardous property. Resolve the exact contracting company, local operator, employees, appraisers, auctioneer, subcontractors, buyers and related businesses; verify insurance and bonding where claimed. Require an item-level or room-level inventory with condition, photographs, custody and access logs, treatment of jewellery, art, coins, vehicles and other specialist goods, written valuation and reserve approach, and explicit choice among in-home sale, online auction, consignment, private sale, buyout, donation, recycling, disposal and storage. The agreement should define seller commission, buyer premium, setup, labour, advertising, appraisals, transport, storage, cleaning, disposal, tax and every other expense; cash, card, refund, chargeback, security, theft, breakage and damage controls; sale dates, discounts and related-party purchases; unsold-property instructions; donation and disposal receipts; gross proceeds, deductions, payout timing, itemized settlement, records retention and dispute route. Never infer net recovery from gross sales, bidder reach, sell-through, years active, testimonials or review volume.
